On Pre-listing Inspections
Have your home inspected by a NACHI inspector before you list it.
Why? Well, eventually your buyers will order a home inspection in the course of the real estate sale. Know what they are going to find by getting there first. Having a professional home inspection performed ahead of time can also help you in many other ways:
- See your home through the eyes of a critical third-party. This can help you to price your home realistically.
- Make critical repairs ahead of time so that defects won't
become negotiating stumbling blocks later.
- Make it easier to obtain the Use and Occupancy permit without unnecessary delays.
- Take the time you need to find reasonably priced contractors, or you may be able to make some of the repairs yourself.
- A pre-inspection may encourage the buyer to waive the inspection contingency.

or active termite infestations.

Copies of the home inspection report, along with receipts for any repairs performed after the home inspection, should be made available to potential buyers.
